Criteria news
We have removed the 90 day Track and Switch time period for all Tracker products.
Your NatWest customers will now be able to switch to a fixed product at any time once their Tracker rate is live. This change could give your customer increased flexibility when selecting a mortgage deal.
We will contact customers that have selected a Tracker Product to inform them directly of this change.
We have updated our Track and Switch hub in light of this change.
We wanted to provide you with greater clarity on additional incomes that we can use to support your customers mortgage application and we have made changes to our A-Z Lending Criteria and Income & Packaging Guide.

Underwriting of the mortgage application can only begin once we have all documents required, if we need to request further information for your customer’s application, this will extend our underwriting timescales. We’ve updated our Buy to Let stress rates as follows:

Transitional Arrangements
Any Decision in Principle (DIP) or Full Mortgage Application submitted before 29th August will have the previous values applied, as they were at the original submission. For example, a DIP completed before 29th August for a 2 year fixed will have the 8.6% stress rate, with the new stress rate of 8.15% being used from 29th August onwards.
Government share codes are now acceptable alongside a passport for non-UK nationals.
If your customers can present this document along with their foreign passport, it will remove the need to provide a physical Visa as part of their packaging.
How to access and process a share code
1. Visit https://www.gov.uk/check-immigration-status and click ‘Start Now’.
2. Enter the share code provided by the customer and click ‘Continue’.
3. Enter the customer’s date of birth and click Continue – this must match the account application.
4. Enter your job title and the organisation or company name and press ‘Continue’.
5. Choose ‘a new bank or building society account’, for the ‘why are you checking this person’s status’ question, and press ‘Continue’.
Our A-Z Lending Criteria page and Income and Packaging guide have been updated to reflect this change.
Today the Bank of England announced an increase of 0.25% to 5.25% to the Bank of England Base Rate. In response we will also be increasing the NatWest Base Rate by 0.25% to 5.25% for mortgages.
The new NatWest Base Rate of 5.25% will be effective on new Tracker mortgage illustrations from Monday 7th August 2023. All product codes will remain the same.
What mortgage products are affected by this change?
Our NatWest Tracker products are affected by this change. The new product guides will be available from Monday 7th August, and sourcing systems will be updated from this time.
Please note that any mortgage illustrations produced for Tracker products between Thursday 3rd August and Sunday 6th August will be based on the current rate.
What is a Tracker rate?
A Tracker rate is a variable rate that tracks the NatWest Base Rate. This means that the customer’s mortgage rate and amount they pay for their mortgage on a monthly basis can change in line with the NatWest Base Rate.
What is the NatWest Base Rate?
The NatWest Base Rate is a variable rate set by NatWest in line with the Bank of England Base Rate. The NatWest Base Rate is independent of the Bank of England Base Rate.
With effect from 28th July, we’re making enhancements to our valuation journey to support customers looking to borrow against properties in England with cladding.
What you need to know:
We’ll now utilise new data from the Government confirming if a building in England is being remediated through either Government or Developer Remediation schemes
This data will be passed to the valuer. The data relates to buildings of 11m or greater in height
If a building is listed on the Government remediation portal, or we already hold an existing validated EWS1 form, this will enable the valuer to proceed with a valuation
Where the building is not listed or we don’t already hold an EWS1 form, the valuer will request an EWS1 form as per current process
If an EWS1 form is requested and not available, we can consider alternative evidence of remediation on a case by case basis. This could include a letter of comfort from the developer or DLUHC (Department of Levelling up Housing and Communities) confirming cladding remediation or a FRAEW (Fire Risk Appraisal of an External Wall) in addition to a Leaseholder Deed of Certificate
This new process will apply to all application types
This new process will impact all new cases and any pipeline applications currently awaiting an EWS1 form
There is no change to the existing process for properties in Wales, Scotland, and Northern Ireland
We’ll still need a leaseholder deed of certificate where applicable
What you need to do:
You’ll be advised if we require any specialist reports on receipt of the valuation
If an EWS1 form is required and available, please provide this as per existing process
If an EWS1 form is requested and not available, you can provide alternative evidence of remediation (e.g. letter of comfort from developer, FRAEW etc.) which will be considered on a case by case basis

To ensure the right customer outcome, please note:
· Your customer’s income should only include personal (earned) income and should not include rent from background properties.
· Rental income from the subject property should not be included as a form of income as this will be captured separately.
· All background property information including rental income is captured elsewhere in the journey.
· For employed customers who are unable to verify their income in line with our packaging requirements, income should be keyed as £0 (This allows the application to be considered based on a maximum lend calculated by ICR and expected rental income alone, subject to credit score).

June updates you need to know
We updated our Buy to Let stress rates:
· 2 year fixed: Increased stress rate from 6.7% to 8.10%
· 5 year fixed: Increased stress rate from 6% to 6.89%
· Like for like remortgage: Increased stress rate from 6% to 7.54%
Product Transfers 6 months before deal ends
For NatWest existing customers Product Transfers are available 6 months before the deal ends. This means that customers whose deal ends in December can now secure a new rate. For more information about eligibility, process and rates have a look at our website. New and existing customers can now make overpayments of up to 20% with no Early Repayment Charge.

We wanted update you on some of the latest things we’re doing to support our climate and help the green transition in housing.
Greener Homes Attitude Tracker
We published the findings from the latest Greener Homes Attitude Tracker this week. The tracker is based on responses from 4,500 people across the UK in Q1.
Some key findings from the Q1 tracker include:
- Half of UK households are struggling with higher gas and electricity prices – resulting in a drop in the number planning to make sustainable changes in the home
- The cost of having the work done was by far the greatest barrier to sustainable home improvements, cited by 71% of homeowners not planning improvements in the next 10 years

Greener Homes Retrofit Project
NatWest is currently helping to fund a series of greener home retrofits for 9 customers across the UK, with co-ordination help from Quidos, taking customers on the journey from consideration of these improvements to making them a reality. Through the Sustainable Homes and Buildings Coalition, NatWest is working with Worcester Bosch, and British Gas to assess the EPC rating of their properties and install appropriate solutions to improve energy efficiency and cut emissions such as insulation upgrades, heat pumps and solar panels.
Lloyd Cochrane, Head of Mortgages at NatWest said: “Our retrofit project and quarterly tracker have informed our support for customers. These insights have also formed part of our work across industry and our engagement with Government to propose policies that can work positively to support consumers improve the energy efficiency of their homes.”
Home Energy Plan
To help customers reduce their energy usage while making their home greener, we created a free tool that gives tips on how make homes more energy efficient. This could help to reduce energy bills and a customer’s home carbon emissions. You don’t have to be a NatWest customer to benefit from it. For more information, please click here.
NatWest latest climate commitments

Giving a speech at a climate event held at our Bishopsgate HQ in London earlier this year, our CEO Alison Rose DBE set out proposed actions we plan to take to reduce the climate impact of our financing activities while also supporting our customers to achieve their ambitions to transition to the net zero economy including a new announcement that we aim to provide £10bn lending to EPC A or B residential properties by the end of 2025.
