Green Mortgages and Remortgages

 

Green mortgages and remortgages are available to all intermediaries for residential property purchases only with an energy performance rating of A or B.

 

Please note the following information:

  • Property must be in the UK.
  • There must be a valid Energy Performance Certificate (EPC) listed on the registers detailed below with a rating of A or B to be eligible. No other EPC data registers or documentation will be accepted, for example a Predicted Energy Assessment (PEA). 
  • Properties where there is currently only a proposed or anticipated EPC Rating of A or B are not eligible.

  • It is the brokers responsibility to ensure the appropriately rated A or B certificate is in place prior to the application submission
  • Energy Performance Certificate must be valid within 10 years since production.
  • No additional documentation to our standard application packaging requirements is required to be submitted.
  • Available to first time buyers and existing homeowners.
  • Products available up to 85% Loan To Value. (The maximum LTV for new build properties is 85%)
  • Not applicable for Shared Equity or Help to Buy applications.
  • Residential purchases only. Not applicable for Buy to Lets.
  • All standard NatWest lending rules and policies apply.

What type of mortgage applications are available for a Green Mortgage?

Green Mortgages are available on residential purchase, porting and remortgage transactions. The Green mortgage and remortgage will be available for customer who purchase a residential property that has an Energy Performance Certificate with an energy efficiency rating of A or B.

 

Who is responsible for ensuring my customers Energy Performance Certificate (EPC) is listed on the acceptable Government registers and rated A or B prior to application submission?

It is the brokers responsibility, by checking the relevant Government registers, prior to submission.

I have checked the appropriate acceptable EPC register and the property does not have an EPC rating confirmed.

If the property does not have an EPC rating confirmed on the correct register then unfortunately we are unable to offer the customer a green mortgage

My customer disputes the EPC rating or has an EPC that differs from the appropriate acceptable register?

If your customer disputes the EPC please explain that we only use the government register as our source of information and if the details they have differ from the government website please inform them that they will need to ask the assessor who carried out their EPC to update the Government website – the seller or their estate agent maybe able to help with this.

 

I have submitted an application for my customer prior to the launch of your Green Mortgage Proposition, can I switch the application to a Green Mortgage Product?

Are there any additional packaging requirements for a Green Mortgage and Remortgage?

No, however please ensure you have checked the appropriate acceptable register to confirm that the EPC is A or B rated. In addition you will be required to tick a box on the mortgage application form confirming applying for a Green Mortgage
